Seven Home Staging Basics

Home staging is a mixed bag because there is so much you can do that knowing where to start, especially if you are doing it yourself, is almost as important as the staging itself. In a down real estate market (or any market) you could find yourself spending thousands of dollars to make your home stand out from the rest of the competition. But will you recoup your costs? How do you know where to start? Read on to see the top seven home staging basics that will save you money and still get buyers to swoon over your home every time.

1. Check your bulbs twice. – Home lighting is quite possibly the most effective way to sell your home. When a buyer looks through your home for the first time it’s an exploration and as such they are trying to see every detail during their first trip (and impression) of your home. If a buyer spots a burned out bulb or is unable to see all the space in a closet because the lights don’t work then they deduct the perceived loss of square footage and needed maintenance from your asking price. Stop this top objection in its tracks by replacing all of your burned out bulbs before putting your home on the market.

2. Clean the gutters. – How your home looks on the outside is 50% of the buyer’s first impression. If the buyer walks up to the front door and sees gutters weighed down by leaves and other debris it triggers thoughts of deferred maintenance and future home structure problems. A home buyer does not want to inherit a home seller’s problems so cleaning the gutters and ensuring they are not sagging will clear the path to a successful home tour.

3. Pack your family photos and awards before putting your home on the market. – Your home is your home. It’s a very personal space but once you have decided to put your home on the market you have to take into consideration that home buyers are trying to see this as being their next home. Family photos and awards, all great things to have, should be packed before you put your home on the market to avoid creating visual breakers when a buyer tours your home.

4. Clear the counter space. – There are two types of real estate a buyer considers when looking at your home. The first is the home and property the home resides on and the second is usefulness of the interior space of your home. Kitchens are the heart of the home and as such the buyers want to know that there will always be room to grow in that space. Clear away non-essential counter appliances and kitchen accessories to give off the impression of more space for the buyer’s dollar.

5. Get the carpets cleaned professionally. – Carpets are beautiful and make for great floor surfaces but if you haven’t had them cleaned since you moved in then you should have it done before putting your home on the market. Dogs, kids and the elements of nature all make their mark on carpeting over the years and the last thing buyers want to do when buying a home is take on a large project like carpet replacement after they move in.

6. Paint high traffic spaces. – High traffic spaces are the best places to find dings and marks on the walls which look like deferred maintenance but are in reality the consequence of daily wear and tear. Patch and paint the walls in high traffic spaces.

7. Define your rooms! -Buyers have imaginations but not when they are looking at homes. When selling your home the dining room can no longer be the home office and the living room cannot be the catch-all play area and living space. Clearly interpret what your home has to offer to buyers so they don’t deduct points (and dollars) when writing an offer for your home.

Home staging is as much about putting your home’s best foot forward as it is whisking away the most obvious home buyer objectives before the buyers have a chance to come up with them. By following these seven home staging basics you will be able to command the right price for your home in any market and increase the chances of selling your home quickly.

Software, the DB and return to DOC connects – Database Programming Freelance Job

Software or add-in or a module that has connection/access to database(access file or anything you prefer). So when

you add a data in the software or in the module/add-in, it fills spreadsheet(access) with respective data.

This database file should be connected back to the template file (which is a word document) and fill the needed

fields with the information that is counted and given in the database. The reason why I don’t want it to be

connected directly to the template file is because there’re calculations in the database(usually count) and I need

this information in the template instead of the data.

Now here are the things that I wanna see in GUI of the software or add-in/module.

I want 3 tabs:

1.General
2.Services
3.Report

Now what I want inside the tabs are respectively for each is>

and CLEAR button for all these 3 tabs. And ofcourse other simple buttons like, minimize,maximize and close and

help with version info.

Now when you enter all these data and click save it saves it in database file that the software/module or add-in

is connected. Later on when you click VIEW/GENERATE button, it connects the database back to the template we

already have with the needed fields and fills in all the needed fields automatically. The database sometimes need

to count how many from each and fill in the template the number.

Mvc Development With Php in the Fuse Php Framework

Let’s face it – there are a lot of development frameworks out there, especially for PHP. CodeIgnitor and CakePHP come to mind immediately as leading PHP frameworks, but in this article I’m going to give some compelling reasons as to why you should be doing your PHP development with the Fuse PHP Framework. Fuse is a Model/View/Controller framework for PHP.

1. FUSE is easy to get running

The installation scripts included with Fuse guarantee that you’ll have a working install a few minutes after downloading.  Fuse was built so that PHP developers don’t have to feel like they were learning an entirely different language in order to make use of the framework. The syntax and structure follow normal PHP conventions, and everything from the method names to parameter order was designed to be as intuitive as possible. Let’s face it – everyone wants to use the newest, best, and most appropriate tool for the job. However, developers will often shy away from doing things differently because of the learning curve. They fear that introducing new technologies or methodologies will increase their project timeframe and decrease productivity. Fuse was built with a deadline-oriented mentality in mind: you can get started quickly, and you don’t have to know every in and out of the framework to start building your project.

2. Data access has never been easier

Fuse’s data modeling makes accessing your data easier than you ever thought possible. The management scripts will give you create, read, update, and delete access right off the bat, and customizing your queries is as simple as can be. Let’s say you want to list your products, but also include their category_name, which lives in the product_categories table. In Fuse, all you have to do is open your ProductController and add this line:

public $list_options = array( ‘include’ => ‘product_categories’ );

That’s it. Now when you iterate through your products, you can use the variable <{category_name}> in your template to display the category name for your product. Let’s say we only want to display 20 categories? Try this:

public $list_options = array( ‘include’ => ‘product_categories’, ‘limit’ => 20 );

Fuse offers a whole slew of data methods just like these, and your queries can be as simple or as complicated as you need them to be. You will rarely have to write a query, but if you want to, Fuse even offers an object to take the headache out of writing queries . And, as always, if you just want to hand code a query the old fashioned way, Fuse will never stop you. A core principal of Fuse is that it’s designed to aid the programmer, not force him or her into the methodologies that we’ve deemed best.

3. A simple but extremely powerful templating engine

Fuse contains its own robust, intuitive templating engine that allows you to truly separate your code from your presentation. As with everything else, the templating system was designed to be intuitive, and “designer friendly”. Want to loop through the products we fetched above? Try this:

Yes, <{name}> will know that when you’re in the products loop, you want the product name and when you’re in the product categories loop, you want the category name.


4. Searching your data has definitely never been easier.

Your client tells you that they want to be able to search records with any combination of title, date, description, id, and author. You know this is going to be an annoying task of using if/then statements to build a search query. Unless you’re using Fuse, where you can do it all with a few lines of code. The FuseDataController object, which handles all of the wheeling and dealing your app does with the database, has builtin search capabilities that will automatically sanitize data, generate the search query, and maintain the search session across pages. All you have to do is tell it which fields a user can search on, and it’s ready to go. You can search fields values directly, with wildcards on either side, between two date intervals, or even have Fuse automatically parse strings like “restaurant AND (mexican OR Thai)” simply by setting your ‘filter_type’ to ‘parsed_boolean’.

5. Builtin management of photos for albums, user profiles, etc.

Let’s say you’re building a site that allows users to create a profile, add photo albums, then add photos to those albums. You’re going to want several different sizes – a full sized image, a thumbnail for browsing, and a tiny thumbnail for a contact sheet type of display. You also want to watermark each image with your site’s logo. This can be a pretty tedious task if you’re not using the FusePhotoController, which should have you up and running in about a half hour if you’re slow.

6. Simple but fully featured, scalable user management and ACL

A lot of sites need user authentication. I’ve seen a lot of custom implementation in my time, and because of the complexity of doing it right, mostly they rely on a very basic user scheme that allows little or no granularity or scalability when it comes to setting permissions. Fuse has a simple to implement, but fully granular and scalable user authentication and permissions scheme built right in. Need to associate users with groups that all have different permissions? No problem. Have a user who’s in the “editors” group, but shouldn’t have access to delete an article? Just add a restriction for that user. Need to set it up so that when a user tries to access a restricted page, they are asked to login, then redirected back to the original page on success? It’s already done. Password encryption? SHA-1, MD5, and crypt() are all supported. I could go on. You can read about it on your own here

7. Integration with existing non-Fused projects

I mentioned above that Fuse endeavors to never prevent the developer from doing what he or she needs to do. If you have a project that’s already done in standard, inline PHP, Fuse can go right alongside your existing code without upsetting any of the existing functionality. In fact, if you include the Fuse bootstrap in one of your existing php scripts, you can add Fuse functionality to that script without having to edit any of the existing code. I have several projects right now that were handed to me as inline PHP, and I put Fuse right on top of it without having to re-code a single line of the existing project. However, I can now use Fuse moving forward for new features and updated functionality.

Conclusion

There you have it. Just a selected list of reasons you should switch to Fuse. Today. For the project you’re working on. Right now. Make things easier on yourself. I’ve introduced a lot of people to MVC development and Fuse and, without fail, every single one has said, after just one project, that they could never possibly go back to their old methodologies of inline scripting and manually writing every query. Understanding Sociology- Basic Concepts

TERMS, CONCEPTS AND THEIR USE IN SOCIOLOGY

Previously, we saw that a central task of sociology is to explore the interplay of society and the individual.

Like any other discipline, sociology also requires a terminology. If we try to trace back the origin of the terms used in the different era, we find wide variations. If for Karl Marx, class and conflict were key concepts to understand society, social solidarity and collective conscience were key terms for Emile Durkheim. Similarly, concepts such as status and role begin with the individual whereas others like social control or stratification begin from a larger context within which individuals are already placed.

An important characteristic of these ideas is that these are required to be modified from time-to-time. As expected, disagreements among the new and already existing concepts occurred. For example, conflict theory versus the fundamentalist theory. But it was inevitable, for society itself is diverse.

SOCIAL GROUPS AND SOCIETY

The comparative and historic perspective of sociology brings home two apparently innocuous facts. The first that in every society whether ancient or feudal or modern, Asian or European or African human groups and collectivities exist. The second that the types of groups and collectivities are different in different societies.

However, it may be noted here that any gathering of people does not necessarily constitute a social group. Aggregates are simply random collections of people who are in the same place at the same time but share no connection with one another. Passengers waiting at a railway station or airport or bus stop or a cinema audience are examples of aggregates. Such aggregates are often termed as quasi groups.

A social group can be said to have at least the following characteristics:

(i) Persistent interaction to provide continuity;

(ii) A stable pattern of these interactions;

(iii) A sense of belonging to identify with other members, i.e. each individual is conscious of the group itself and its own set of rules, rituals and symbols;

(iv) Shared interest;

(v) Acceptance of common norms and values;

(vi) A definable structure.

Thus, a social group can be defined as a collection of continuously interacting persons who share common interest, culture, values and norms within a given society.

TYPES OF GROUPS

PRIMARY AND SECONDARY SOCIAL GROUPS

This categorization is based on the fact that the groups that we belong to may not be of equal importance to our lives. The term primary group is used to refer to a small group of people connected by intimate and face-to-face association and co-operation. The members of this group have a sense of belonging. Family, village and groups of friends are examples of primary groups.

Secondary groups are relatively large in size, maintain formal and impersonal relationships.

The primary groups are person-oriented, whereas the secondary groups are goal-oriented.

Schools, government offices, hospitals, students’ association etc are examples of secondary groups.

COMMUNITY AND SOCIETY OR ASSOCIATION

Community refers to human relationships that are highly personal, intimate and enduring, those where a person’s involvement is considerable if not total, as in the family, with real friends or a close-knit group.

Society or association, on the other hand, is totally different and in fact, opposite of community. The group is apparently impersonal, superficial and transitory relationship of modern urban life. We make contracts or agreements rather than getting to know one another.

We may draw a parallel between the community with the primary group and the association with the secondary group.

IN-GROUPS AND OUT-GROUPS

A sense of belonging marks an in-group. Children belonging to a particular school may form an ‘in-group’ as against those who do not belong to the school.

Non-members of the in-group are generally said to be the out-group. Migrants are often considered as an out-group. But history has it that, out-groups ultimately become in-groups with passage of time.

REFERENCE GROUP

The groups whose life styles are emulated are known as reference groups. In the colonial period, many middle class Indian aspired to behave like proper Englishman. In that sense they could be seen as a reference group for the aspiring section.

PEER GROUPS

This is a kind of primary group, usually formed between individuals who are either of similar age or who are in a common professional group. Peer pressure refers to the social pressure exerted by one’s peers on what one ought to do or not.

SOCIAL STRATIFICATION

Society can be visualized as consisting of ‘strata’ in a hierarchy, with the more favoured at the top and the less privileged near the bottom. In simple words, stratification can be defined as structural inequalities between social groupings of people and can be compared to the geological layering of rock in the earth’s surface.

In general, opportunities for health, longevity, security, educational success, fulfillment in work and political influence are all unequally distributed in systematic ways.

Historically four basic systems of stratification have existed in human societies: slavery, caste, estate and class.

Slavery is an extreme form of inequality in which some individuals are literally owned by others. It has existed sporadically at many times and places, but there two major examples of a system of slavery; ancient Greece and Rome and the southern states of the USA in the 18th and 19th centuries.

Estates characterized feudal Europe.

CASTE

In a class stratification system, an individual’s position is totally ascertained by birth. Suppose, a person is born to a family with lower status attributes, irrespective of his great achievements acquired in the course of his life, will be treated as low caste.

Traditionally, society is divided in terms of the four fold Varna of Brahmins, Kshatriyas, Vaishyas and Shudras. In reality, there are innumerable occupation-based caste groups called jatis.

Even though, constant steps undertaken by the Government and NGOs have considerably curtailed casteism, but still it thrives in various parts of the country.

CLASS

In Marxist theory, social classes are defined by what relation, they have to the means of production. Questions could be asked as to whether groups are owners of means of production such as land or factories? Or whether they are owners of nothing but their own labour?

Weber used the term life-chances, which refers to the rewards and advantages afforded by market capacity. Weber tried to reason inequality with relation to economic conditions.

The functionalist theory of social stratification begins from the general presupposition or belief of functionalism that no society is “classless” or unstratified. The main functional necessity explains the universal presence of social stratification in requirements faced by a society of placing and motivating individuals in the social structure. Functionalism takes into account the functions which are perform to the society. Functionalist sociologists understood society as essentially harmonious and conflict theorists saw society as essentially unequal, unjust and exploitative.

STATUS AND ROLE

A status is simply a position with definite rights and duties that an individual possesses in a society. A role is the dynamic or the behavioural aspect of status.

People acquire different status at various stages of life. A son becomes a father, father becomes a grandfather and then great grandfather and so on. This is called a status sequence.

An ascribed status is a social position, which a person occupies because of birth, or assumes involuntarily. The most common bases for ascribed status are age, caste, race and kinship.

An achieved status refers to a social position that a person occupies voluntarily by personal ability, achievements, virtues and choices. In modern societies, mostly members are accorded prestige on the basis of their achievements, even though ascribed status also matters.

Another term ‘prestige’ is an important effect of status. The prestige of a doctor may be high in comparison to a shopkeeper, even if the doctor may earn less.

Role conflict is the incompatibility among roles corresponding to one or more status. A common example is that of the middle class working woman who has to juggle her role as mother and wife at home and that of a professional at work. Ironically, men also face role conflict in the khasi matrilineal society.

Role stereotyping is a process of reinforcing some specific role for some member of the society. For example, men and women are often socialized in stereotypical roles, as breadwinner and homemaker respectively.

SOCIETY AND SOCIAL CONTROL

Social control refers to the social process, techniques and strategies by which the behaviours of individual or a group are regulated. It refers both the behavior of the individual and groups and also refers to the enforcing of values and patterns for maintaining order in society.

It has been defined differently by functionalist and conflict theorists. Functionalists opined social control as

(i) The use of force to regulate the behavior of the individual and groups

(ii) Enforcing of values and patterns for maintaining order in society.

(iii) It is viewed basically, as necessary stabilizing force.

Conflict theorists usually would see social control more as a mechanism to impose more as mechanism to impose the social control of dominant social classes on the rest of the society. For instance, law can be seen as the formal writ of the powerful and their interests on society.

Society may be informal or formal. Formal social controls are mainly the agencies and mechanisms like law and state. Informal social controls are mostly the personal, unofficial and uncodified ones. They include smiles, making faces, body language frowns, criticism, ridicule, laughter etc.

Social control can also be positive or negative.

A sanction is a mode of reward or punishment that reinforces socially expected forms of behavior. Deviance refers to modes of action which do not conform to the norms or values held by most of the members of a group or society. For example, a woman choosing to become an astronaut may be considered deviant at one time, and be applauded at another time even in the same society.

CONCLUSION

Thus, we get an idea how various terms can facilitate the understanding of society in a systematic and efficient way.
